First month's rent in advance

Security deposit:

• One month's rent for an unfurnished rental
• Two months' rent for a furnished rental

Housing insurance: an insurance covering water damage and fire is mandatory.

• Paris Rental can recommend you an English spoken insurance broker (costs are related to apartment size and length of rental.

Agency fees:

• Furnished rental :
  • one month's rent + VAT (19,6%) for a rental period of less than one year
  • 12% of the annual rent + VAT for a rental period of one year or longer
• Unfurnished rental :
  • 6,5 % of the annual rent + VAT

Personal guarantee from a European resident, or

Bank guarantee from a bank based in France, or

Letter of guarantee from your employer

A copy of the lease (or an English translation) is sent to you prior to final signing.

A precise initial walk-through and inventory is done between the renter and the owner/landlord, along with an inventory of the furnishings in the case of a furnished rental. This inventory will serve as a comparison for the apartment's condition when the tenant vacates the apartment and the final walk-through.

• If everything is in order, the tenant will recover his/her security deposit within two months time.
• If there are deteriorations, part of the security deposit will be retained for the necessary work to return it to its previous condition.

Two key rings are usually given (more in the case of a family). The number of key rings is noted in the lease.
